When it comes to selling your home there are typically three main objectives:

1. Exposure to the marketplace (advertising & marketing)

2. Pricing for the market/competition

3. Attention to the transaction so that it will close

Our comprehensive marketing programs will provide the exposure your home needs to sell. Sales price will be/is affected by timing, competition, market conditions, and terms offered and contingencies needed by the seller(s). Timing and competition and current market conditions cannot be directly controlled, however property condition, terms and contingencies often can be. Combine these to properly package your property with an appropriate price and the right Realtor and you be able to successfully market and sell your home.

 

1. Chosing a real estate agent.

It is often very important that you are professionally represented by a full-time REALTOR. When interviewing agents you should look at their qualifications by asking the following questions:

1. Does your agent work full time?

2. What is their annual sales production (# transactions)?

3. What is the average time on market for their sold listings?

4. What is their list price to sales price ratio?

5. How does their sales production compare to that of other local agents?

6. Does your agent know the area?

7. Does your agent use email, cell phones, etc. for communication?

8. Does your agent maintain a personal web site? Does it draw visitors/potential buyers?

9. Will your agent keep you informed about market activity affecting the sale of your property?

10. What will they do SPECIFICALLY to promote, market and sell your home?

2. Determining the price for your home...

We will make a Comparative Market Analysis (CMA) Report for you. From this report you will know the value of your home as it relates to the current marketplace as well as what the competition is. Be aware that not all the money you have spent on your home will have increased its value.

3. Preparing your home for sale...

There are many things that can be done to help your home "show" to its best advantage. "Curb appeal" or first impressions do count and last! A well-trimmed lawn, fresh paint, and a tidy interior all help to make a good impression.

4. Marketing & promotions...

A comprehensive multi-media marketing program will be developed specifically for your property,, showcasing its strengths, benefits and amenities To The Proper Buyers for your home.

5. Progress Reports...

Weekly progress reports will be given on showings, market activity, and the latest financial conditions. Verbal feedback will be given on the comments, both pro and con, from prospective buyers who have viewed your property.

Conferences will be arranged to review the marketing, update you regarding recent comparables, current competition, and to revise marketing & selling strategy as necessary.

6. Offers to purchase...

All Offers to Purchase will be presented to you. You will be advised and assisted in the negotiating process through to the successful acceptance of the offer.

8. Monitoring the transaction...

This is where the real work begins. All dates in the Purchase & Sale Agreement (P&S) must be adhered to, including inspections, contingencies, appraisals, etc. You will be assisted with all of this.

9. CLOSING !!!!!
